I am currently applying for an apartment, and am a bit concerned about the credit application. I am in the process of repairing my credit, but am a bit concerned. How bad does credit need to be to get turned down? There are 4 negative items on my credit that I have disputed, and 5 positives.
Does anyone have any experience with being turned down, explaining their situation and then being accepted? I have excellent rental and employment history.

I would stress that your rental history has on your credit. I would be honest with them. I did that with a past landlord and she was fine with it. She thanked me for my honesty, ran my credit report, checked my landlord references and I still got the apartment. They way she looked at it was just because my credit was not good, it didn't mean I didn't pay my rent. I would defianlty stress the past landlord refernces with them.

Along with what annmarie said, you might only have to put down a bigger deposit, or just not be eligible for the "move in" special. Honesty, though, pulls rank with most apartment managers/landlords when it comes to your credit.

It is good to have excellent rental and employment history. However, your future creditors will always put stress on your credit habit. Derogatory marks, like late payments, charged-off can make it difficult to get the credit approved with low interest rate.
It seems that you have already started repairing your credit, which really sounds good! Everyone should pay some attention to credit history. Credit score is influenced highly by your customs of payment. This is the key that can help you boost your score.

So, this morning, I checked my credit online, and saw that they already ran a credit check.
This afternoon, they called my office to verify my employment info. I can only guess that's a good sign?!?!?

If they are accepting this type of credit file, then you might have a chance. I don't know how much your FICO is. They might approve you with comparatively higher rate.
BTW, what are the negative informations that are there in your report?

Although you might be having some derogatory remarks in your CR, but your recent payment history is the deciding factor that can put everything at the backyard. If you have been with good financial and employment history in the recent times, you are surely in the better side. And of course, repair to your credit is always getting reflected sideways.

You must have met their credit requirements. Usually they won't waste time checking employment if your credit wasn't decent enough. And you've already stated that they checked credit in the morning, and employment in the afternoon.
I guess all we can do now is keep our fingers crossed for you.

I got the apartment--no co-signer or high deposit, either. Yay!!
BTW--checked my credit scores--I am amazed at the vast difference.
621-equifax
573-experian.

Congratulations on your apartment! I've always rented through private owners, which is easier for me--They don't always do the whole credit check thing.

My husband and I want to rent with possibility to own. We got caught up in the adjustable interest rate increase on our home we own in another state. We moved and for a year it took for my husband to get back with the federal Gov. He had worked for them before for 16 years. I am on disability. We are current on our rent payments here and almost caught up with our credit cards. I wanted to know if you had a format for writing to obtain a rental agreement between yourself and an Owner.
