Here is the secret behind finding a good Loan Modification attorney; like everything in this country "It's who you know".

I recently had a loan modified with a company call Ufirstdirect. They where able to get my loan modified with Chase that WELL exceeded my expectations. They use an attorney named Christian M Dillon who has been doing loan modifications for fifteen some years. HOWEVER, I have a second, property that, in my opinion, was a better candidate for a loan modification but Ufirstdirect refused to take the case. I am upside down on this property by more than 100K and my interest rate is pushing 7% but my lender is a small credit union in Arkansas. Ufirstdirect's explanation for why this property was not a good candidate for a loan modification was vague but logic tells me because they where unfamiliar with the lender they didn't want to mess with it.
I have since found another loan modification company that was more than willing to try and modify my second property and although nothing has happened yet I am hopeful they can help me on this one.

Have you tried doing it yourself first? Several lenders have loan modifications units that deal with it.

Ahayden79: So are you recommending Ufirst Direct Christian M Dillon I really cant tell by your post. My loan is with Countrywide.

Soaplady: I did try to work with my mortgage company but what they offered me was more like a repayment plan. They want to spread my past due payments over a period of time but I can’t afford my current payment let alone an increased payment. I’m trying to get my payment down so I can keep my house. My mortgage company is the one who recommended using a loan modification attorney.

Since everyone’s situation is different I’m not one to give recommendations especially when it comes to something as important as someone’s house. What I will recommend is calling them and asking if they can help you, it won’t cost you anything.

We used a company called LTV Financial Group based on La Jolla, CA. They are very professional, they got our loan modificaiton done in less than 1 month, and I could not believe the deal they were able to secure for us. Highly recommended.

the previous posters i suspect are plants.looked for LTV FINANCIAL in the BBB and found nothing,so beware of LTV.

Words from an Opinionated California Lawyer

In California, the Department of Real Estate website lists the companies that have DRE "permission" to modify loans... add to this list any licensed California attorney, and that is where you should begin your due diligence when you seek help in California. Other states probably have similar laws, so check with your own state DRE.

My law firm has been getting more and more calls recently from homeowners that were victims of predatory lenders who put them into an unaffordable loan and now fell into the hands of those same people who sold the toxic loans but profess to be saviors... DON’T BE A VICTIM TWICE!

Do your homework and THOROUGHLY investigate any firm before hiring them to save your biggest asset and the place you call “home.” These scammers are popping up like dandelions on a freshly mowed lawn. They advertise on the Internet, freeway billboards, radio, television, and print media everywhere. Make no mistake, in many cases, these are the exact same loan officers and mortgage brokers who fleeced homeowners the first time around. After losing their jobs with the crash of the mortgage industry, they have found a new way to make ill-gotten profits from hard-working homeowners through loan modifications.

In California, with very few exceptions (and attorneys are one exception), it is against the law for anyone to take money up front for helping a homeowner who is in default. Don’t trust a company that begins its relationship with you by breaking the law.

Of course, this is one lawyer's biased opinion, but one based on many distressing calls to my office every day. And, yes, my firm does take cases against loan modification companies who have violated laws. This field is quickly becoming one of the fastest growing sections for our mortgage law firm.

Those that tell you that they can help you lower your payment with a negotiated loan modification are only after your money once again, especially when they come back with a forebearance plan. This is where you end up having to pay more per month for three or more months then your payment ever was, which puts you into a deeper hole! Oh! and to start this process, they require a large chunk of money to start the process with a signed document stating that you agree to this plan. Then after those months with the larger payments go by (the forebearance), that is when the lender will decide if they want to continue with a loan modification for you. Forbearance plans can be done on your own and they do not gaurantee that the lender will continue to work with you after you have completed your commitment of the plan time. I have learned this the hard way, I know that not everyone has the same experience, but after what I have been offered and learned from others about this, I am learning that I need a LAWYER!!! Get a Lawyer that specializes in Loan Modifications.

I used the Law Offices of Marc R. T, they are one of the few on dre website, they are still modifying my loan, i know they will get me a good modification. I was recommended to them by a friend but checked him out on the state bar site as well and noticed his record is clean. Their website is URL Removed - ND

If you have any questions I'm the Sales Manager to Care Loan Modification and we have a very high success rate in getting some sort of loan modification completed. We will review the complete file and give you an answer with 3 to 5 business days if we want to fight your case. The DRE is for brokers that use an attorney. dont try to turn in a hardship package yourself...YOU WILL FAIL!!! the lender isnt here to help...their there to make money...if you disclose you income it can ruin your chance of having a successful loan mod. done PERIOD. I speak to dozens of people a day that try to modify it themselves and they FAIL at least 95% of them do. And once the lender has their income docs...they no longer have a chance....GET LEGAL HELP

Janet and JAC-I used Christian Dillon through a company called ufirstdirect. I was very satisfied with the result. My Countrywide payment went down about $500.00 per month and they got rid of the late fees I was being charged. I started the process in October and the loan was modified by the second week in January.
