From what I've read settlement looks as bad as bankruptcy to many creditors so I think that will kill your chance buying a home in a year. I believe consolidation takes a couple of years and will also hurt your chance on getting a home loan. Like I said, this is just going by what I've read, I could very well be wrong.

I agree that debt settlement will affect your credit rating negatively. By how much is hard to say. I am not sure how much consolidation affects credit score.
