has anyone heard of topdot, the mortgage lender advertised on television. we want to refinance our home but our credit score is not good mostly due to late payment on the mortgage. Is it a scam? any help will be appreciated.


TopDot is not a reputable company. I planned on purchasing my first home and TopDot was going to finance my purchase. The day of closing I was notified rules "changed" and my closing costs would increase by $6500. I had to accept this change and go through with closing. Once I got to closing, the money and HUD-1 were not there and we had to push closing to the next business day and extend my sales contract. The next day and the end of business I was told my loan had been denied! I was given the run around for a month thinking I was moving to my first dream home and then to have it yanked away from me. I was denied because they decided at the last minute they didn't want to give me a loan for a condo. I have a perfect credit score, earn 6 figures, planning on putting 20% down -- a stable candidate. These guys will screw with your future. Now my contract is in default. The seller does not want to work with me and I have already sublet my apartment. I have no where to live now and TopDot showed no remorse.

If you want to have a smooth closing without getting ripped off, go with a big bank with a good reputation.

I had a great experience with XXXXXX! I got the phone number from a friend. Although housing values are dropping in a lot of areas, I was able to get into a great 4.5% fixed rate over 30 years. They will absolutely work with you to help you in your situation. My loan officer was very professional and experienced, and I would recommend this company to anyone! Hey, they saved me $420 a month! Call George @ XXX-XXX-XXXX. He will definitely point you in the right direction

I talked to a Topdot agent yesterday and found him to be very professional. He took our information and said he would call back in about 15 minutes. He called back in 10 minutes and said we didn't qualify because our credit was good and we hadn't missed any payments on anything. All we wanted to do was get a lower interest rate. He suggested I try contacting the company holding our contract and see if they would negociate a lower rate. That was it. Should I be wary of this kind of response?

all you guys with all this negative things to say, i find it funny because i tried so many different mortgage companies to get my loan and couldnt do it. topdot got my loan closed at a 4.75% 30 year fixed, half you sorry idiots dont even quilify for a loan and are bitching here about topdot. thats why topdot is on national tv and your losing your home, haha, and they are with the BBB for 16 years go check them out and shut your sorry mouth.

I closed my loan with Topdot last month. I got a 4.75% rate & the closing costs were fair. I probably could have found someone a little cheaper, but it was not worth the extra paymetns towards my current mortgage @ a higher rate. I' satisfied. It's good to be skeptical though. There are alot of scams out there, but speaking from experience this worked out well for me. MY Loan Officer instructed me throughout the process that if @ any time i was unsatisfied I could walk away; knowing that the final decision was up to me made me comfortable. Hope this helps.

Whether is TopDot or anyother mortgage company they deserve to get paid. Educate yourself and know who you are working with. OriginationFee is for the actual loan officer to get paid. Processing Fee is for the Processor to get paid. Underwriting Fee is for the Underwriter to get paid. Title Company is third part fees. Your Escrow is your own (Taxes and Insurance) So a want 1% origination fee is not going to make you or break you. When your doctor says you need pay for your appointment, your xray, your no show, the prescription paper, and then pay for the prescription. If you could do your loan yourself you would, if you can diagnose and fix your illness you would. But you can`t so again pay as you go and consider the origination fee a tip....

I was excited that they were going to be able to help me on Saturday and even sent in all of their required paperwork. On Monday, Andrew told me that they were having trouble finding an appraiser in our area (not true - we live in the 9th largest city in the U.S.). They he called back to say that our state doesn't qualify for the federal loan (how can that be? It's a FEDERAL loan). So, he then quickly put me in touch with their "credit repair" company. The man, Mike, was so rude that I hung up on him. This is all a BIG SCAM!

WARNING top dot is a scam after four weeks of paper pushing they just look for a reason to deny you they debit 450.00 out of my account. told me its approved gave me closing date then stated checks would not be at the closing table and mailed latter. I told them put it in writhing at closing pending checks I agreed to sign the legal document need more documents need hand written letters I need a document you have not seen in five years luckily I keep everything and faxed it right a way. when that did not work they switched it from type of loan to another I met those standards to. oh they my loan officer gets fired and I am passed to two other officers. if you pay attention they use a document processing company they don't even do their own documents

I only asked for 15.000.00 so if you want a nightmare and ripped off like me their loan officer tells you not to pay your creditors which in turn will disqualify you for six months with any other company so they can trap you lucky I called my creditors told them the situation and they did not report to my credit thank god. I am familiar with the point system and familiar with mortgage procedures here is the kicker and from what I have read at closing they charge like 17,000 to close the note so you will not close with them. so in the end they will get you to back out releasing them from the obligations of repayment. I however did no such thing. I am making them send a denial letter which I don't expect to get with reasons.

ready for this I only owe 25,000 on my home now so I have all the equity I need to close a consolidation loan avoided emails phone calls ect they are a scam!!!!!!!!!!!!!!!!!!!! and my credit score is very nice. So I would not wast your time if I were you.

six weeks into the loan and closing date after closing date passed telling me all the time you got the loan then they avoid your calls and emails bank rule I think they just keep you from putting a stop pay on your check then tell you no.

Hi Ya'all. I just had to add this... I refinanced my house 2 months ago with topdot. I had some financial issues for the last couple years and I spoke to several other banks for help. To make a long story short, they did charge me a 1% fee, but all the other charges were less than all the other banks I spoke to. I watched the mortgage rates on line and they were right there with the national average and I felt comfortable. I was working with another bank whan I called topdot. The first bank was holding up my loan for 2 months. This made me nervous so I called elsewhere. At the end, topdot was made me the best offer and had my loan closed in 17 days. Please remember every bank has complaints all over the internet. Even my bank where I do my banking has them. I reccomend using your own judgement.

Indeed. And if someone has a real complaint, they need to file it. The only reason I can see for not filing, is that the complainer does not want to identify themselves - meaning that it is likely only a misunderstanding on their part and not a real complaint (the FTC states on its yearly reports to Congress on the complaint system that the majority of complaints are based on the misunderstanding of the complainant and are perfectly legal). Just finished with them. Will NEVER go to them again. Took 7 weeks to close the loan, had $7500 in closing costs. Right up 4 hours before closing they were still asking questions. Called our inlaws for information. It did FINALLY get closed, but we should of went with our gut feeling and stayed with the local bank. Oh yeah, we were first quoted at 5.375%, then it went to 6.5%, Hubby complained and said no go, so they moved it down to 6.0%.

I checked withthe Better Business Bureau thats where you can get the real deal . They have a A+ rating .. i trust that instead of what people on this post say

Good morning all, some very interested reading here. I have had personal experience with TOPDOT, not once, but three times and was looking at a fourth. I decided not to use them the fourth time because I was not happy with the fees for that particular transaction. The first time I had dealing with them, I was acutally contacted by TOPDOT (Dan) who told me me that he could help me refinance. He asked what I was looking to do (pay bills, lower payment etc.) I received the preliminary documents several days later (with all fees disclosed). I was not referred to a credit improving company, I did however have a higher interest rate. I expected this because my credit rating was somewhere below freezing (ok, high 400s, low 500s). It was such a pleasant experience, I tried it a second time. I was able to payoff bills (help my credit) make some improvements on the property (increasing value) and all the while dealing with someone that was pleaseant and really seem to have a desire to help me. The second and third times were no different. One of the times, I kept trying to call my agent and leaving voice mails. The next day his supervisor called and stated that he was out sick, but the my loan was still in processing. Had it not been for TOPDOT, I would still be struggling to make payments and robbing Peter to pay Paul. By the way, my last loan through TOPDOT was an FHA loan. I will not hestitate to tell people about TOPDOT and should I decide to refinance again, TOPDOT will be the first call I make.
