Not sure. But before choosing a loan modification company that takes fees in advance, you must be sure of their past performance, because you may land up paying their fees with no result, if they fail to negotiate successfully with your creditor.
The best thing is to do the loan modification by yourself. For this, you should call up your loan company and speak with the loss mitigation department and ask for loan modification.

Be careful if you are unable to "find anything" on them. Lots of bad companies are giving the rest of us a really bad name. Check rip off report. The BBB is pretty outdated nowadays. Its also usually only based off of people that are pissed off.

Don't listen to this Robyn character he knows nothing. Checking rip-report to see if a company is legitimate is beyond stupid. Anyone can post any unverified lie on that site; it means nothing. Check with the FTC, California State Bar or CA DRE to see if they are approved an approved Broker to charge fees up front. Also, find out who the broker of recored is or the bar number from the attorney and do a public records search like Lexus Nexus or West Law.
Be smart don't listen to another knuckle head loan modification firm's advice.

That's all right, I guess, some people prefer to bash others without warrant anonymously.
To anyone that is looking into a loan mod, its definitely best to check up on a company. Organization performing loan mods are required to be licensed by 2010. It is my understanding that any organization that is taking upfront fees is either a non-profit organization or a law firm. CA and FL can be checked with the Attorney General to learn more, because I know there are specific laws there. As in everything, while its not true with all organizations, most are not out to "scam" anyone. They are performing a much needed service for mortgage holders. There were a lot of bad loans, a lot of job losses, and a lot of overpriced housing. Get with the program guest! Without the "knucklehead" loan modification companies, the foreclosure numbers would be much higher than they are right now!

I was working with Better Home relief last year and the result was that they only talked to my mortgage company one time and I ended up losing my home to foreclosure. They did not refund any of the $3600 I paid them even though they guaranteed refund of all but $995. My handicaped husband, my daughter and I ended up homeless for several months becuase they assured us up to the end that they were indeed working with our mortgage company. I cannot reach this company or any representatives.

While these results are certainly possible, the truth is no loan modification company can guarantee these results even if it done by an attorney as At the lender that makes the final determination. The chances of getting the amount you owe reduced is slim to none on your first mortgage, but if you have a second mortgage as well, then there is a possibility in getting that mortgage reduced as the second mortgage holder will lose everything, if the home ends up in foreclosure.
