Before or after collections?

I plan to put my apartment up for sale next February and up to now, I am on time on all my payments. I want to get an idea as far as the timing is concerned on how long I should go without making payments to the point of negotiation.
I've heard conflicting advice as to when to wait to settle your debts. I've heard some say to do it before it goes to CA's (how would one know this?) or wait until after it goes to collections as you will have more leverage to negotiate. Is this true?

Just my two cents worth.
I settled everything before charge off and ever got some of the bs charges knocked off to lower my settlement %'s even more.

If you wait until it arrives at the ca then you'll have more bs charges added during the transition.

Others will weigh in but it's your decision.
