a lien on my moms house

My mother has a lien on her house. Before that she was doing a loan modifications and they use to tell her she never had all the paper. she went to court and the morgage representative never showed up. we called the morgage company and they told us we needed to talk to the representative that was handeling the loan modification but hes never there never calls back. so now they sent a letter telling her that she has till july 18 to pay about 69,000.what are her options she has lived there for over 14 year she had paid of the house but she had to refinance because my father had cancer and she needed to pay for all his medications and other medical bills.
