collecting on note after death

To save my friends house on 3 occasions from being seized I paid the delinquent taxes and had him sign promissory notes tied to his property. He was going to share ownership with me this summer and I was to help fix the place up. This plan didn't happen as he pass away recently. I filed a claim for the funds I loaned but was told my notes were past the statute of limitations by the heirs lawyer. Is there any chance I could recover these funds?
