I live in washington state they are licensed in deleware. So do I need to adhere to delewares laws or washington state laws.

You live in WA...those are the state laws that apply to you. Offer to have your state AG's office educate them on this.

despite that alot of lenders supposedly have license in DE really means nothing as they have no license anywhere else.every other state that doesn't prohibit pdl's requires them to have a license in that state.in fact TN repealed there loophole last year,and PA did three years ago.so the lender can have license in DE,but if they have no licemse in your state then they are illegal in your state.
I haven't researched it.....
....But I'm guessing Delaware must be a very "friendly" state for lenders?
