I have been trying to get a loan on my property to cover my mortgage and my unsecured debts. So far with no luck as they say my debt to income ratio is not good. What would be my best route to go. My property is appraised at greater than my debt, so I am not sure which way I need to go.

Thanks John! I have thought about a consolidation program, but do not know that much about them. I was just surfing and looking for a consolidation company when I came across this site. I thought I would see what it had to offer. I have always had good credit, until a bad decision on my part and then a bad farm crop left me not able to pay my credit card bills in November. Credit is not down the tubes.

Consolidation program is a safe way by which you can get rid of your debts. This program will appear in your credit file that you are using it, but it will last for as long as you are enrolled with it.

It does not have any negative consequences affecting your credit in the long run.
