I was having problems reaching that AIP cash loan company and thanks to this site I was able to reach them, and they did return my call. this is a great forum


Hi is there anyone with good tips on a first time home buyer. especially with a credit that is fair

Firstly, see if you have positive answers to these questions:


  • Do you have a source of income that is steady? Do you have a secure job?
  • Are you in this job since the last couple of years?
  • Is there any reliability to the income that you are earning?
  • Looking at your bills, have you paid them instantly without making any defaults?
  • Do you have any long term outstanding debts like the car payments etc?
  • Can you be able to save money for down payment?
  • Is your monthly income allowing you to pay the mortgage plus additional costs each month?

If you have positive answers to these questions, you are ready to buy a home.

After your reply, I will post on how to start up with the process of buying a home.

Each of these options has their own advantages and disadvantages. When you rent an apartment, you are free from all the maintenance responsibilities. But, by renting, you are losing your chance of building equity in it. You won’t get the advantages of tax benefits and you will have to pay the increase in rents in regular intervals. If you wish to decorate your apartment, you don’t have the freedom to do it as you will have to take prior permission from your landlord.

The said disadvantages of renting can be utilized if you own a home. When you are making payment on any mortgage, you are building equity in your home. This will be considered as an investment. You will get substantial benefits in insurance, real estate taxes etc. You are free to do anything with your owned apartment.

  • Length of your credit history is determined.

  • They look out for the types of credit that you have used so far.

  • They will look into your new credit.

If you have all the mentioned factors well placed, you are ready to buy a new home.
