not able to move forth with loan modification because of x lien on house

I have been divorced since oct 2007. I was granted the house that my children and myself now live in. He signed over his half of house and wavied any rights to the house in Jan 2008. April 2008, while I was on vacation with my son, I recieved phone call from an attorney about some liens that are being placed on the house. I had no knowledge of anything and I always pay my cc bills each month in full.
My x husband had owed them money. I told the attorney that he had signed over his half of the house and that he was speaking to the wrong person.
Now, Apr 2011, in process of a loan modification, it is being held because of the liens that were placed my collectors, apparently the x husband never took care of it.
If anyone can help me pls. What can I do to be able to finalize my loan modification? These are his debts, and should not have been placed on the house that he had already signed over a few months prior.
