Hello,

I have a question: I am currently looking to purchase my first house. I currently make 43000 a year and my credit is excellent! (780) I only have one other payment which is my car which is 300 a month. First: How much would I get approved for? and 2) I have someone that will be living with me but filed for Chap 7 about 6 months ago. He will be helping out on the pament but I dont want the person on the mortage with me. How would I be able to out his income as part of my payment without him on there? Any help. I want to get approved for the highest I possibly can with the other person's salary included. Thanks !


The mortgage company will not include the income of anyone who is not on the loan. That person is under no legal obligation to pay the mortgage, so the bank will not include them, period.

As for how much you will get approved for, it is too hard to say. First, your credit score is very good and you have no debt. This is a good place to be. Traditionally the bank will approve you for more than you can actually afford. With today's credit issues, no telling what banks will do. You must take into account all your monthly expenses to determine what you can afford. Homes can cost more than apartments as there are property taxes. Also any maintenance issues are on you. Water heater breaks, freezer takes a crap, etc.

I would go to your own bank first. They usually have the best rates but require very good credit (which you have).

My one piece of advice: Make sure that property taxes are included in your monthly payment and put into an escrow fund. Many people got into trouble as they never accounted for this. Depending where you live this could be an extra $200 to $300 a month.
