I live in SE Pennsylvania
I have about 140-165,000 equity in my house (500k)
I have had a string of family emergencies and was laid off and injured.
A heloc fell through 2 months ago with my primary lender.
this led to vicious cycle and my credit is shot.
I have tried to get a 2nd lien, a small short term loan from a private lender. (9-16k)
I have had contact with a couple people and it has .fallen through each time.

If anyone has any ideas of places to find a private lender please help!
I cant get one through propser dot com because in PA the cap Prosper allows is a measly 5%
I have tried craiglist but have gotten jerked around.

This is an emergency at this point.
I swear to GOD i wish i knew someone in the mafiaso at this point.

I am selling my house and will have money to pay back.
it shouldn't be this hard :(

hi! i sympathize with you and i understand that you are in a very difficult situation. but this forum is basically meant to help people get out of their loan and i dont think that anybody will approve of taking another in a situation like this, because instead of relieving you of your present debt it may just add to it. moreover, selling your house to pay off loans is also not a good idea. i understand it is an emergency and you are in need of money. do one thing, instead of selling your house, rent out a portion or if you can afford, the whole of it. this is sure to bring in some cash and you will also have the house with you. instead of taking another loan, take up a part time job and put that amount of time in working instead of looking for a lender. do keep us informed about how things are getting on. take care!

Those are great ideas laurel, but we arent here to approve or disapprove someone taking out a loan. While it may add to their debt, home equity can indeed be used for emergencies as opposed to payday loans and so forth. I have been in this situation.

Guest-If you have equity in your home and have an emergency, Check with American General...their interest rates might be on the higher side, but legal and better than going to cashcall and so forth. Just ensure that you can afford the monthly payments if the house doesnt sell as quickly as you need it to.

Good luck guest and come back if you need anything else.

'Mary'.....I think I misunderstood you, in one of the threads. You said something about finding a loan, on Craigs List. Was the loan, you found, through elveliloans.com? You're stating you lost ALOT money with them.OMG!!..I'm SOO sorry.

I appriciate the comment, TSACGIV!! It was very nice!! Yep...I agree with VOLLEYBALLMOM. American General is a BIT higher (for low caredit) but, you won't get the 99% with Cash Call..that's for sure!! Also..you may want to look into a place called Citifinancial. I live in Western PA, so, i know there are a few around your area somewhere. I had a low credit score and financed for a car, through them. i think they are pretty good to work with. Of course, the choice is YOURS to get a loan, etc. Just trying to help a bit.

I have always found myself agreeing with volleyballmom..this girl rocks to the moon I think!

sd....citifinancial is company I always had SOOO much trust and faith in.... and defended them from my many previous dealings with them as well!!!!
until a couple of weeks ago...
now Wells Fargo Financial has stepped up and proved to me that they look at the overall picture instead of just the credit score "number"....
said that they didn't get involved in bad investments that has happened with citi. in past few years..and are now emerging much stronger because of this! I am on board with Wells now and will report back how this finance program is working!

Hi, SOCKS!! REALLY??!! Interesting news. I have a vehicle financed through Citifinancial. Of course, I'm making payments on it. Wells Fargo..can you tell me how they are 'different'? I don't think anyone likes to be 'judged' by just their credit score...I know I don't. Can you PM me and let me know what kind of programs Wells has? Thanks.

ERB..I've 'been with them' for close to 2 years now. I needed a vehicle BADLY!! My old car was getting TOO unsafe for myself and my son. I had a good, used vehicle financed by them and recieved extra money on my loan. If I ran into a 'bad' month, they always worked with me,etc. I DO admit, the % is higher..because of my credit. REALLY.....they are the only finance company that would take 'a risk' (so-to-speak). I know it's easier to get a loan with collateral (using my car, of course). If there was somewhere I could re-finance, with a lower %,..I probably would. However...this loan has helped my credit score. Would like more 'insight', from you, about Wells. I love how this forum helps people out, with issues.

SD - From my experience Wells Fargo can be a pretty awful place to deal with.

My parents had their mortgage through them, and they screwed them at every turn. Even to the point where when my parents decided to refi, WF called up the company they were using and told them my parents changed their mind. The did everything possible to make it hard to get out of their mortgage.

I would never go to WF, even if it was the last bank on earth.
