Does anyone know of a good loan modification attorney?


Here is the secret behind finding a good Loan Modification attorney; like everything in this country "It's who you know".

I recently had a loan modified with a company call Ufirstdirect. They where able to get my loan modified with Chase that WELL exceeded my expectations. They use an attorney named Christian M Dillon who has been doing loan modifications for fifteen some years. HOWEVER, I have a second, property that, in my opinion, was a better candidate for a loan modification but Ufirstdirect refused to take the case. I am upside down on this property by more than 100K and my interest rate is pushing 7% but my lender is a small credit union in Arkansas. Ufirstdirect's explanation for why this property was not a good candidate for a loan modification was vague but logic tells me because they where unfamiliar with the lender they didn't want to mess with it.
I have since found another loan modification company that was more than willing to try and modify my second property and although nothing has happened yet I am hopeful they can help me on this one.

Ahayden79: So are you recommending Ufirst Direct Christian M Dillon I really cant tell by your post. My loan is with Countrywide.

Soaplady: I did try to work with my mortgage company but what they offered me was more like a repayment plan. They want to spread my past due payments over a period of time but I can????????t afford my current payment let alone an increased payment. I????????m trying to get my payment down so I can keep my house. My mortgage company is the one who recommended using a loan modification attorney.

Since everyone????????s situation is different I????????m not one to give recommendations especially when it comes to something as important as someone????????s house. What I will recommend is calling them and asking if they can help you, it won????????t cost you anything.

We used a company called LTV Financial Group based on La Jolla, CA. They are very professional, they got our loan modificaiton done in less than 1 month, and I could not believe the deal they were able to secure for us. Highly recommended.

the previous posters i suspect are plants.looked for LTV FINANCIAL in the BBB and found nothing,so beware of LTV.

Words from an Opinionated California Lawyer

In California, the Department of Real Estate website lists the companies that have DRE "permission" to modify loans... add to this list any licensed California attorney, and that is where you should begin your due diligence when you seek help in California. Other states probably have similar laws, so check with your own state DRE.

My law firm has been getting more and more calls recently from homeowners that were victims of predatory lenders who put them into an unaffordable loan and now fell into the hands of those same people who sold the toxic loans but profess to be saviors... DON????????T BE A VICTIM TWICE!

Do your homework and THOROUGHLY investigate any firm before hiring them to save your biggest asset and the place you call ???????home.??????? These scammers are popping up like dandelions on a freshly mowed lawn. They advertise on the Internet, freeway billboards, radio, television, and print media everywhere. Make no mistake, in many cases, these are the exact same loan officers and mortgage brokers who fleeced homeowners the first time around. After losing their jobs with the crash of the mortgage industry, they have found a new way to make ill-gotten profits from hard-working homeowners through loan modifications.

In California, with very few exceptions (and attorneys are one exception), it is against the law for anyone to take money up front for helping a homeowner who is in default. Don????????t trust a company that begins its relationship with you by breaking the law.

Of course, this is one lawyer's biased opinion, but one based on many distressing calls to my office every day. And, yes, my firm does take cases against loan modification companies who have violated laws. This field is quickly becoming one of the fastest growing sections for our mortgage law firm.

Those that tell you that they can help you lower your payment with a negotiated loan modification are only after your money once again, especially when they come back with a forebearance plan. This is where you end up having to pay more per month for three or more months then your payment ever was, which puts you into a deeper hole! Oh! and to start this process, they require a large chunk of money to start the process with a signed document stating that you agree to this plan. Then after those months with the larger payments go by (the forebearance), that is when the lender will decide if they want to continue with a loan modification for you. Forbearance plans can be done on your own and they do not gaurantee that the lender will continue to work with you after you have completed your commitment of the plan time. I have learned this the hard way, I know that not everyone has the same experience, but after what I have been offered and learned from others about this, I am learning that I need a LAWYER!!! Get a Lawyer that specializes in Loan Modifications.

I used the Law Offices of Marc R. T, they are one of the few on dre website, they are still modifying my loan, i know they will get me a good modification. I was recommended to them by a friend but checked him out on the state bar site as well and noticed his record is clean. Their website is URL Removed - ND

If you have any questions I'm the Sales Manager to Care Loan Modification and we have a very high success rate in getting some sort of loan modification completed. We will review the complete file and give you an answer with 3 to 5 business days if we want to fight your case. The DRE is for brokers that use an attorney. dont try to turn in a hardship package yourself...YOU WILL FAIL!!! the lender isnt here to help...their there to make money...if you disclose you income it can ruin your chance of having a successful loan mod. done PERIOD. I speak to dozens of people a day that try to modify it themselves and they FAIL at least 95% of them do. And once the lender has their income docs...they no longer have a chance....GET LEGAL HELP

Janet and JAC-I used Christian Dillon through a company called ufirstdirect. I was very satisfied with the result. My Countrywide payment went down about $500.00 per month and they got rid of the late fees I was being charged. I started the process in October and the loan was modified by the second week in January.

Definitely use an Attorney that specializes in Loan Modifcations since Lenders put any loan modification files submitted by a law firm or attorney to the top of the priority list to take care of because they fear litigation, which a regular loan modificaiton company cannot offer. Attorneys also are experienced in consumer lending laws like TILA and RESPA which they usually leverage the violations against the lender to get better results for clients.

There are several reputable law firms, but one that my firend used and they were very pleased with the results was Buus, Kim, Kuo & Tran.

My brother used Ufirst Direct. After 6 months they still don't have a modification and will probably lose their house. I do not receommend them for this reason. They don't return phone calls either.

I cannot tell you who to use but I can share my experience with Ufirst Direct and attorney Christian Dillon's office. Back in September of 2008 I paid them $3950 to modify my loan. At the time, I was 1 month behind. Shaun Johnson from Ufirst told me not to make my payments and seemed hopeful they could get rid of my second mortgage and lower my payments by $800 altogether.

Over these months, I have called Mr. Dillon's office multiple times. My calls have rarely been returned.

I got the offer from Countrywide on the mail about a week ago. They are not dropping my second and my new payment is only about $100 lower. They are adding all the payments I have missed to the total balance so now I owe even more. This is not what I was led to believe I would be getting and I am not sure what I should do. I've been told if I agree to it, I can't get anything else later. Is that true?

I was just looking into Christian M. Dillon and found this site. I am planningto go with one of his agents. I am just starting this process i wish i did it sooner. I saw his show on the tv. I know people that is being put out of their homes now here now. I am glad to hear a good response i have been worried about my choice. I will let you know. I wondered about him being out of my State! They checked into my circumstances first and called me back at no charge!

Man..you just can't trust anyone these days...the attorney's got their money and they did promise result but no the best one for you or at least fit your needs...so I guess Forclosure is the only solution...I am in deep doodoo too....sucks for all in my situation...

A friend of mine referred me to a really good company. I just finished my loan mod and it was a true loan mod. My rate was lowered to 5.25%. It cost me 1% of my balance but I would say it was worth the investment. They even let me make payments on the fee. I thought I would post this because I have read alot of posts looking for a good company to do a loan mod and I haven't read too many success stories. Message me if you want the info. I'm new to posting and I don't want to break any rules by posting it.

Btw...Has anyone else had any success with a loan mod?

I work for an attorney that does loan modifications, and we've seen nightmares dealing with certain other attorneys. Before you find an attorney to do your loan modification please do your research.

I actually found this thread because I am currently battling ufirst and Christian M. Dillon for a refund and googled his name.

I'm not much for talking bad about other people that I know nothing about, however, google Christian M. Dillon and there are tons of negative comments all over the internet.

Also, in my personal experience, and from the information that I have gathered by calling their office directly, Ufirst is NOT an attorney. They simply use Christian M. Dillons name to get clients.

I am the original poster for this topic and want to say thank you so much Debt Consolidation Care for providing this forum for people who desperately need answers. Stay away from Marc Tow. He took our money months ago and hasn't even tried to work with our lenders - we've called them and they told us our attorney hasn't done anything. Now his office won't even return our calls! They are thieves.

Hi Guest....I don't know of any that won't charge upfront. Maybe some one else will chime in. Most of them will allow you to make payments but because of the work involved they won't allow you to pay at the end.

Have you tried contacting the lender yourself to request the mod? The other thing is why do you need the mod? Are you behind? Facing a hardship?

hi all i came to this thread because of the new loan mod programs and I notice guest said BOA is hard to cooperate with mine is with them and my sis called to tell me I should try to mod our mortgage to reduce payments and for me if possible some cash out to pay off a judgement but would that in itself make us not able to get a mod? She just did it through her holder and only had to pay like $400 and reduced their interest to 4.**%(sorry can't remember exact % but 4.) anyway with all advising here to get an attorney to do this I was wondering why that was necessary? Is it only because of being behind (currently we are not but its getting sooo tight- but we did almost go to forclosure end a few years back but was able to pull it out that time)If you have any equity can you get cash out on a loan mod? I am asking because this judgement (old CC) has a lien on the mortgage (i don't know how they did that but they did) and I want to pay it but need the cash out to do so.

Hi There.....I think I end up answering alot of your post...lol

Ok...I work for a loan mod attorney...I'm also a nationwide loan officer.

I always recommend that you attempt a loan mod yourself before paying someone to assist you. Most people will eventually end up hiring an attorney because they are so behind and foreclosure is knocking at their door. A loan mod can be a lengthy process and sometimes it takes hiring an attorney to speed things along.

In your case, since you are not behind, I would recommend you give it a try yourself first. Now, BOA can be difficult to deal with but in the end, they do modify several mortgages. They will ask for more info than the average lending and at times it can take twice as long. But if your not behind then stay at it and don't give up.

As far as taking extra cash out for a judgement....They will not allow this. A loan mod will on change your existing mortage. Extra cash is not allowed even though the judgement is a lien on your home.

The only thing you can do is refinance to get the lien paid off. If you have a 620 score and you have a little bit of equity then you should have no problem with this. Also, if you do choose to refi I would strongly advise going with an FHA loan. An FHA loan will give you the option at a later date to reduce the interest on your loan, as long as you've made your mortgage payments on time.

I hired Marc Tow to do a loan modification on a first and second for my home. It was a very long process, but his firm was able to get me a loan modification on both loans. The first mortgage was reduced to 1% and the second mortgage settled for 7% of the balance. I have been to the office and have seen the operation. They are working hard and they worked hard for me. I would recommend him for this service.

I hired Marc Tow about 4 months ago to work on my primary residence for a loan modification. I know that they got to work right away because I stopped getting harassing calls from the bank. I had a $300,000 first mortgage and a $84,000 Home Equity Line of Credit as a second. I also had about $55,000 in credit card debt. Marc Tow suggested that we just work on a loan modification on the first mortgage and that he could take care of the second and all the credit card debt in a chapter 13 bankruptcy. Not only did I get a modification on my first mortgage but we went ahead with the bankruptcy and we were able to get rid of the second mortgage and all of the credit card debt. This relief came at a very hard time for my family. Thank you Marc Tow for your great work. I found him on a blog just like this one, so I wanted to leave something so that other people could be helped as well.
