Who to take a co signer out my mortgage

I had this friend as a cosigner on my mortgage, I am hurtuing him by having difficulties in paying in time, I tried with one LO to take this friend out of mortgage but couldn't do it...the LO said I have to pay in time for 12 mo, the other problem he mentioned is that my income is not sufficient for this mortgage...
