I have unable to pay my mortgage and maintenance fees with the management agency of my coop apartment. I have recently received a "notice of debt collection" in the mail. Included is a verification listing the months that I have paid and unpaid. What do I do at this point? Can I send them a Debt Validation letter? I would like to dispute it, but I don't know which letter to send. Thanks!

When you made that payment last year, where you already behind?? That payment would have been applied to the arrears. If not, dispute that missing payment with proof.

How long foreclosure takes depends entirely on the mortgage company...some are more agressive and proactive than others.

Under what grounds would you dispute it?? And quite frankly a DV is a little useless considering this is an assigned account. They will only see these as a stall tactic and could start foreclosure on you sooner than later.

They claim one month last year was not paid when it was and I have a copy of the check to prove it. I've defaulted on 3 months so far, so how is it that people can live in their property for 1 - 2 years without paying a single dime on their mortgage? Why does foreclosure start sooner than later for some and not for others?
