Texas home equity laws

Since there seems to be a bunch of folks with experience here I decided to ask for advice. I went to get a home equity loan to pay off my CC debt and was told that in Texas you can't get a home equity loan if your business is on the same property and you can't get a business loan if your home is on the same property. So I have a home/business combo worth about $200k and owe about $50k and can't borrow on the equity. To me this is way crazy and not fair. I don't know where to go.
