We had a business we closed doors on but haven't officially disolved because we still have debt.We still file taxes on it bacause of the losses. We haven't pd on our loan for 2 years now as my husband was unemployed for a large time. Our account has already gone to another agency and they are biding their time to collect from us.They touch base with phone calls now and then to see if our situation has changed yet. My husband is laid off again now. We have a small property that we have tried for years to sell to possibly negotiate with the bank to pay the debt off but it's still sitting there. What would you suggest is the best cource of action for us?

I can understand that you're facing a tough situation. You should somehow try to sell off the small property that you have so that you'll be able to pay off the business dues asap. You should contact a real estate broker who can help you in selling off the property. You can even contact the business debt collector and negotiate with them so that you can get a payment plan which will make it affordable for you to pay off the dues.
